Professional Office Cleaning

A more considered approach to office cleaning.

El-Khoury Cleaning provides tailored office cleaning services across Greater Sydney, designed around the people, spaces and routines that make each workplace different.

From smaller professional offices to larger multi-room workplaces, our cleaning programs are structured around your layout, occupancy, operating hours, foot traffic, presentation requirements and preferred service frequency

❋ Intentional Structure

❋ Why choose El-Khoury Cleaning?

Our approach is built around consistency, detail and considered care. Rather than imposing the same cleaning schedule on every business, we assess what your workplace actually requires and establish an appropriate service program.

Tailored to your workplace

Your cleaning program can take into consideration:

  • Premises size and layout

  • Number of employees and visitors

  • Operating hours

  • Floor types

  • Kitchens and staff facilities

  • Number and type of washrooms

  • Reception and client-facing spaces

  • High-traffic areas

  • Security and access arrangements

  • Hygiene requirements

  • Consumable management

  • Preferred service frequency

  • Periodic and specialist cleaning requirements

Professionally trained team

Our cleaners are trained not simply to follow a checklist, but to understand cleaning methods, chemical selection, equipment use, surface compatibility, hygiene and cross-contamination control. This is particularly important in workplaces containing delicate finishes, electronic equipment and a variety of surface types.

Equipment and products supplied

El-Khoury Cleaning supplies the equipment, products and cleaning materials required to complete the agreed service. Our team uses a considered combination of professional-grade and selected high-performing consumer equipment, choosing the appropriate system according to the task and surface.

Hygiene beyond the premises

Reusable cleaning materials are subject to our own controlled laundering and hygiene procedures before returning to service.

Wherever practicable, we perform this equipment refreshment in-house rather than relying on a commercial client's on-site facilities, helping us maintain a consistent standard between properties.

Flexible service times

Office cleaning can be arranged:

  • During business hours

  • Before opening

  • After business hours

  • Overnight where appropriate

  • On nominated weekdays

  • According to another agreed access arrangement

For urgent or unexpected cleaning requirements, our team may also be able to provide short-notice attendance, subject to availability.

❋ Office cleaning - Service Inclusions

Your final scope is established during consultation, but an office cleaning program may include the following.

  • Clean accessible office furniture

  • Carefully clean agreed phones, keyboards, mice and other office equipment

  • Clean shared office equipment and frequently touched surfaces

  • Dust and wipe accessible decorative items

  • General tidying and resetting of cleaned areas

Personal papers, confidential documents and sensitive items are handled in accordance with the agreed site procedure and are not unnecessarily moved.

Appropriate signage and controls are used where cleaning creates a temporary slip hazard.

  • Clean urinals where present

  • Clean toilet seats, lids, flush controls, cisterns and exterior surfaces

  • Periodically detail mineral deposits, grout and fittings as required

SafeWork NSW notes that workplaces are required to provide clean, safe and accessible personal facilities, including toilets, washing and eating facilities.

Kitchens & Staff Facilities

Office kitchens and communal food areas typically require more than a simple surface wipe.

Depending on your scope, we can include:

  • Clean and sanitise benchtops

  • Clean sinks and taps

  • Clean tables and shared surfaces

  • Clean appliance exteriors

  • Clean microwave interior and exterior

  • Wipe appliance handles and controls

  • Clean cabinet and drawer fronts

  • Attend to visible food residue and everyday grease

  • Empty and re-line bins

  • Vacuum and/or mop floors

  • Reset cleaned areas neatly

  • Check and replenish agreed consumables

Periodic tasks may be incorporated for areas requiring more detailed attention.

❋ How your office cleaning schedule works.

Not every cleaning task needs to be performed at the same frequency.

A well-designed office cleaning program separates tasks into routine, detailed and periodic cleaning, allowing resources to be directed where they are actually required.

Every Service Visit

Depending on your agreed scope, this commonly includes:

  • Workstations and accessible office surfaces

  • Kitchens and staff facilities

  • Bathrooms and washrooms

  • High-touch surfaces

  • Waste and recycling

  • High-traffic flooring

  • Reception and presentation areas

  • Consumable checks and replenishment where included

Weekly Detail

For higher-frequency contracts, these tasks can typically be incorporated on a weekly rotation:

  • Thorough vacuuming throughout

  • Detailed edge vacuuming

  • Cleaning beneath accessible furniture

  • Detailed mopping

  • Furniture and vertical-surface dusting

  • Doors and frames

  • Wall spot-cleaning

  • More detailed kitchen and washroom cleaning

  • Interior glass and partitions where included

Monthly / Periodic Detail

Periodic cleaning can include:

  • High dusting

  • Air-conditioning vents and accessible grilles

  • Accessible light fittings

  • Detailed skirting boards and edges

  • Less-accessible furniture areas

  • Detailed washroom descaling

  • Interior windows and glass

  • Additional deep-cleaning tasks

  • Machine carpet care (e.g., steaming)

  • Machine hard-floor work (e.g., burnishing & polishing)

  • Other agreed rotational cleaning

High-Touch Areas

Frequently handled surfaces can be incorporated into every service visit, including:

  • Door handles

  • Push plates

  • Light switches

  • Access-card readers

  • Lift controls

  • Shared appliance handles

  • Kitchen controls

  • Reception surfaces

  • Meeting-room controls

  • Shared office equipment

  • Bathroom fixtures

  • Flush controls

  • Other agreed high-touch surfaces

Products and methods are selected according to the surface and intended hygiene outcome.

Reception, Meeting Rooms & Common Areas

Presentation matters particularly in spaces seen by clients, visitors and prospective employees.

Cleaning may include:

  • Reception desks and surfaces

  • Waiting-area furniture

  • Meeting-room tables

  • Boardroom tables

  • Chairs

  • Glass tabletops

  • Interior glass and partitions

  • Entrance flooring

  • Foyers and hallways

  • Accessible shelving and display surfaces

  • Spot-cleaning suitable walls and partitions

  • General presentation and resetting

Waste & Recycling

Depending on the client's waste arrangements:

  • Empty individual and communal bins

  • Replace liners where required

  • Remove kitchen and washroom waste

  • Transfer waste to nominated collection points

  • Separate recycling according to the site's waste system

  • Attend to nominated confidential-waste receptacles without accessing their contents

Specialist waste streams remain subject to the client's site procedures and the agreed service scope.

❋ What if we only need weekly or fortnightly cleaning?

We note that we will always provide our professional specification on what cleaning frequency we recommend, based on our site visit. However, our clients are always free to choose what they like.

A business does not need daily cleaning in order to have a comprehensive cleaning program.

For clients receiving weekly, fortnightly or another less-frequent service, routine and detailed tasks are consolidated into each attendance wherever practical rather than simply being omitted.

For example, a fortnightly office service might include:

Every visit:
workstations, kitchens, bathrooms, waste, high-touch surfaces, floors and reception areas.

Rotationally:
detailed edges, skirting boards, interior glass, high dusting, vents and other periodic tasks.

Because a greater range of work is completed during each attendance, the allocated service time may be greater than it would be under a high-frequency cleaning program. This allows us to maintain a thorough standard without requiring your business to schedule unnecessary additional visits.

❋ How often should an office be cleaned?

There is no universal recommendation.

We recommend determining cleaning frequency according to:

  • Number of employees

  • Daily visitor numbers

  • Floor area

  • Number of bathrooms

  • Kitchen usage

  • Foot traffic

  • Shared workstations

  • Operating hours

  • Client-facing activity

  • Type of business

  • Hygiene requirements

  • Existing internal cleaning arrangements

A small office with limited occupancy may be well suited to weekly or fortnightly attendance, while a busy workplace with shared facilities and significant daily foot traffic may benefit from several visits each week or daily cleaning.

We can recommend an appropriate frequency following a site consultation.

❋ Workplace security & confidentiality.

Office cleaners often work when employees are not present, making trust and access management particularly important.

El-Khoury Cleaning can work with agreed procedures concerning:

  • Keys

  • Access cards

  • Lockboxes

  • Alarm systems

  • Building sign-in requirements

  • Restricted areas

  • Secure rooms

  • Confidential documents

  • Sensitive information

  • Final lock-up

  • After-hours access

Our cleaners are expected to respect client property and confidentiality and to avoid unnecessary handling of papers, files and electronic information.

Cleaning of server rooms, communications rooms and other sensitive areas is undertaken only where included within the agreed scope and appropriate site instructions have been provided.

All of our staff have been comprehensively trained in lock-up procedures, closing all doors and windows, ensuring locks are set, alarms are activated, and any and all suspicious activity (if present) is reported.

❋ Regular office cleaning vs Deep Cleaning.

Regular office cleaning is to maintain a high-standard of hygiene, increase employee productivity, and keep the office presentable. Deep cleans, on the other hand, we regard as a “complete office reset”. These are useful in instances of illness outbreaks, lease changes, or if the property has not been cleaned in a long time.

❋ Ecology and office cleaning.

Where requested, we can incorporate environmentally considerate products and equipment alternatives where they remain suitable for the task.

Options may include:

  • Lower-impact cleaning formulations

  • Fragrance-free products

  • Cotton cloth alternatives

  • Plant-based or coconut-fibre cleaning accessories

  • Reduced-plastic cleaning materials

  • Reusable systems where hygienically appropriate

Not every alternative is appropriate for every task. Certain hygiene requirements, surface conditions or levels of soiling may require a particular professional product or material.

Our priority remains balancing cleaning performance, hygiene, surface safety and your environmental preferences.

❋ Urgent & Short-Notice Cleaning

Unexpected situations happen.

Subject to team availability and the location and nature of the work, El-Khoury Cleaning may be able to provide short-notice commercial attendance, including some requests with approximately two hours' notice.

Examples might include:

  • Unexpected client or executive visits

  • Spills or incidents

  • Events

  • Additional cleaning following unusually heavy use

  • Presentation cleaning before meetings

  • Temporary increases in workplace activity

Emergency attendance remains subject to availability, safety and the scope of work required.

❋ How much does office cleaning cost?

We do not believe a generic hourly figure provides a meaningful indication of what your workplace will cost to maintain.

Office cleaning is quoted according to factors such as:

  • Premises size

  • Layout

  • Cleaning frequency

  • Number of bathrooms and staff facilities

  • Floor types

  • Number of workstations

  • Foot traffic

  • Service scope

  • Access arrangements

  • Required consumables

  • Periodic cleaning

  • Industry-specific requirements

Following a brief consultation or site walkthrough, we can establish the likely labour requirement and provide a clear commercial proposal tailored to your premises.

This also avoids paying for an unsuitable generic cleaning package containing tasks your business does not require.

❋ Are office cleaning expenses tax-deductible?

Cleaning associated with operating business premises may generally form part of ordinary business operating expenditure, depending on the circumstances. The ATO states that businesses can generally claim deductions for most operating expenses associated with running the business, subject to the ordinary deductibility and record-keeping rules.

Tax treatment varies, however, so clients should obtain advice from their accountant or tax adviser rather than relying on El-Khoury Cleaning for taxation advice.

❋ Do clients need to be present while we clean?

No.

Many of our commercial services can be undertaken without employees remaining on-site.

Following agreement, access may be managed using arrangements such as:

  • Meeting our team on arrival

  • Building concierge or security

  • Access cards

  • Keys

  • Lockboxes

  • Approved alarm procedures

Where after-hours cleaning is requested, security and departure procedures are established before service begins. These are always aligned with client's own procedures.

❋ Consumables & Facilities Support

By prior agreement, office cleaning contracts can incorporate selected hygiene and facilities-support requirements.

These may include:

  • Lavatory tissue replenishment

  • Hand soap replenishment

  • Paper towel replenishment

  • Bin-liner replacement

  • Hand sanitiser replenishment

  • Kitchen consumable checks

  • Monitoring stock levels

  • Reporting facility issues observed during service

Requirements are established during consultation and included within the agreed service plan.

❋ Cleaning Equipment & Products

El-Khoury Cleaning supplies the standard products, equipment and cleaning materials required for the agreed service.

Our team is trained to select cleaning products according to:

  • Surface type

  • Type of soil or contamination

  • Required cleaning outcome

  • Product compatibility

  • Manufacturer instructions

  • Workplace safety requirements

Cleaning products can range from mild neutral detergents through to specialised alkaline, acidic, disinfecting or other professional formulations where required.

Hazardous cleaning chemicals must be appropriately managed, and SafeWork NSW identifies cleaners among the hazardous chemicals that can be encountered at work. It requires risks associated with storing, handling and using hazardous chemicals to be managed, including through suitable controls, information and training.

This is why all employees of El-Khoury Cleaning are comprehensively trained in the use and storage of all chemicals, products and equipment, not just for their safety - but for our clients’ safety too.

Pricing provided in the table are to give customers a general idea of what to expect and not intended as fixed quotations, or guaranteed rates. Final pricing will vary dependent on the factors described.

All commercial services start from $45.00 / hour

❋ How can professional office cleaning benefit the workplace?

Professional cleaning contributes to more than appearance.

Hygiene

Routine cleaning removes soils and allows hygiene-sensitive and frequently touched areas to receive appropriate attention.

Presentation

Reception areas, meeting rooms and workspaces form part of the impression a business creates for employees, clients and visitors.

Employee comfort

Clean bathrooms, kitchens, floors and work areas contribute to a workplace that feels better maintained and cared for.

Dust & allergens

Routine vacuuming, surface cleaning and periodic detailing help control accumulated dust and other everyday particulate matter.

Property maintenance

Regular cleaning can help prevent soil, residue and build-up from being left to deteriorate finishes or become substantially more difficult to remove.

Workplace safety

Cleaning programs can support broader workplace safety arrangements by keeping floors, amenities and workspaces appropriately maintained. Under NSW WHS requirements, the business controlling the workplace retains responsibility for managing workplace risks; cleaning forms one component of that broader system.

Commercial office cleaning is a professional service designed to maintain the cleanliness, hygiene, presentation and overall condition of a workplace.

While many of the fundamental cleaning principles are similar to residential cleaning, an office environment introduces a different set of considerations, including:

  • Higher and more concentrated foot traffic from employees, clients and visitors

  • Shared workstations, kitchens, bathrooms and frequently touched surfaces

  • Sensitive technology and electronic equipment

  • Confidential documents, files and information

  • Secure or restricted areas

  • Reception, meeting and client-facing spaces where presentation is particularly important

  • Workplace health and safety requirements

  • Cleaning schedules that may need to operate around business hours

  • Different hygiene requirements according to the nature and use of the workplace

An office may also contain areas such as server or communications rooms, executive offices, boardrooms, archive rooms and secure filing areas, each requiring an appropriate level of care and access.

For this reason, an effective office cleaning program should be designed around the workplace rather than simply applying a generic checklist.
